3040 Carroll Street

Address: 3040 Carroll Street
Built: 1912-1913
1913 householders: Marguerite Ozard, teacher; Harry Ozard, carpenter; Walter Ozard, typesetter

This well-maintained residence is on the City of Victoria's Heritage Register and is described by the Victoria Heritage Foundation in volume three of This Old House: Victoria's Heritage Neighbourhoods: "This is a 1 ½ storey, shallow-pitched, side-gable-roofed Craftsman Bungalow with shed-roofed dormers front and back. It has the typical wide eaves with exposed rafter tails and bargeboards, and brick chimneys." The shingle wall cladding, once covered by stucco, has been restored to its Edwardian appearance.

A building permit for this structure was issued in November 1912 to a Miss Ozard, authorizing the construction of a six room dwelling at a cost of $2,500. A septic tank permit was issued for the property to H. M. Ozard in January 1913, so the residence may have been occupied soon after. [A plumbing permit for the residence was issued in May 1915, when this part of the Burnside Gorge neighbourhood was connected to the city sewer system.]

This was the home of Marguerite Ozard (1876 – 1954) and her brothers, Harry McDonald Ozard (1882 – 1944) and Walter Ozard (1879 – 1936). They came to Victoria with their parents in 1908. Previously, they had lived in Chatham, Ontario and Winnipeg. Marguerite Ozard taught at Strawberry Vale School and was principal of Craigflower School in Saanich. Harry McDonald was a carpenter and pattern maker and may have helped in the construction of this residence. Walter Ozard worked as a typesetter at the Victoria Daily Colonist and the Daily Times. Their older brother, William Ozard (1875 – 1935), lived one block over, at 3066 Albany Street.

The Ozards of Carroll Street moved to their parents' family farm in Gordon Head in the early 1920s. Details of the family, and of later occupants of this residence, are recorded in the entry for 3040 Carroll Street in This Old House, vol. 3, pp. 17-18.

With neighbouring properties at 3050 Carroll Street and 3054 Carroll Street, this house makes a handsome troika of heritage homes.
